If I could rate negative stars I would. Property management does not care about the property. They have tenants take care of maintenance. They have homeless people staying on their property and do not care about the safety of tenants.
I've been very happy to be renting with RL Property Management for three years and just signed for another two. Their Meld system for maintenance has worked very well. I understand the property owner has the final approval but RL has been very responsive. I will say the initial rental process was frustrating because they rely on email and not personal connections. At that point I would like to talk to a human but once we got over that (and I got to know the office manager) it has been a good experience.
R&L Management is far ahead of many. Very quick to listen and address concerns. Recent technician that was sent out was fantastic. Very refreshing after moving in a few months ago to feel valued as a renter for once.
Michael is absolutely amazing!!!! He has been so helpful with a really difficult tenant we have! HE IS AMAZING!!!!!!
Working with RL Property Management, and it's owner has been an enjoyable experience! I can't say enough good things about them. If you need someone that is going to take care of your investment like it is their own, you have found the right company!
Absolutely Disgusting Experience ā Do Not Rent from RL Property Management This has been one of the worst rental experiences weāve ever had. We are paying $2,407/month for an apartment in Lewis Center, OH, and what we walked into was absolutely unacceptable. The carpet is filthy ā covered in red and yellow stains, and you can tell they tried to clean it with bleach, which only made it worse. Itās still dirty, discolored, and looks like it hasnāt been properly cleaned in years. The walls are damaged, chipped, and even have writing on them. The bathroom has visible mold, and worst of all, the laundry machine is full of mold and completely unusable. They had the nerve to ask us to give them 7 days to make the place ālivableā ā yet nothing has been done. They promised a cleaning crew, but no one has come. No follow-up, no accountability. Just silence after they got our money. This company is completely unprofessional and shows zero concern for their tenantsā health or basic living standards. We moved across state lines expecting to walk into a clean, safe home ā instead, we got a mold-infested, dirty apartment with bleach-stained carpets and broken promises. Avoid RL Property Management at all costs. If youāre considering renting from them, donāt. Youāll regret it.
WARNING: DO NOT RENT FROM RL PROPERTY MANAGEMENT ā UNSAFE, UNSANITARY, UNPROFESSIONAL This has been by far the worst rental experience weāve ever had. Weāre paying $2,407/month for a unit in Lewis Center, OH that is unsafe, filthy, and absolutely unfit to live in. The apartment was disgusting from the moment we arrived: ⢠The carpet is covered in red and yellow stains, partially bleached, but still visibly dirty and disgusting. ⢠The walls are damaged, with chipped paint and writing still visible. ⢠The bathroom has mold, and ⢠The laundry machine is infested with mold and not even usable ā a clear health hazard. They told us to give them 7 days to make the place livable. That time has passed, and theyāve done nothing. No cleaners, no maintenance, no follow-up ā just excuses and silence. It gets worse: when I went to their office in person to try to get help, they threw me out. Not only did they refuse to take responsibility, but they also treated me with total disrespect ā as if I was the problem for expecting the place Iām paying thousands for to be livable. This company is beyond unprofessional. They are negligent, dishonest, and clearly have no regard for tenantsā health, safety, or basic human decency. DO NOT rent from RL Property Management. They will take your money, hand you the keys to a filthy, moldy, unmaintained property, and then disappear when you ask them to fix it. And if you dare to confront them about it ā theyāll kick you out of their office. Stay far away. This company is a disgrace.

As an owner of Single-Family Homes, Duplexes, and Commercial properties across multiple states I found this to be the worst experience I have had with any of the 5+ property management firms I've worked with. Classic bait & switch with tons of hidden costs and ZERO accountability for their errors. The incorrectly stated the amenities and most importantly the LOCATION of the property listing which caused it to sit on the market much longer than it should of. Despite ME finding the error, it took weeks to correct, and they accepted zero accountability for what was obviously their mistake. Don't believe them when they say they treat properties like their own, or that the fee structure is better than other PM companies. They will ticky tack charges at every opportunity. They also had staff turnover which meant we were juggled between multiple points of contact. The fact that no one on their team actually meets with potential tenants is a major shortcoming, NOT a selling point. Just an atrocious experience that cost me thousands of dollars. I would've probably given them a second chance to prove themselves if it wasn't for their lack of professionalism and overall ineptitude. There are far better options in the Columbus area, and I highly advise to go with someone else. Would be a zero-star rating if that was an option.
I had high hopes for them because the front end of this experience was great with Sara and she deserves 5 stars for all she did but after the lease was signed seemed things changed. Sara was not as responsive like the beginning and I was just so disappointedš. maintenance requests were addressed in a timely manner but come to find out they were charging the home owner extensive fees for everything, like 450 for a pvc pipe that was clogged in the HBAC system causing a leak in the basement?! So yesterday my neighbor shows up to inform me the owner wanted us to know that RL no longer is managing this property since 9/11! No word from RL about this until I called them this morning 9/16 and then they send me an email, dating as of today they're no longer managing the property! No courtesy at all! Per the owner not professional either!!
Iāve lived in my rental condo for about four years. Iāve had few maintenance issues but the issues Iāve had have been resolved quickly and to my satisfaction. The people who have come to my home to work have been completely courteous and professional.

RL was great during our move, everything last minute across the country when we found this home for rent. They made every accommodation for our urgent and last minute move, thank you!! Communication is good, the home we moved into has a few issues that they're currently resolving to make for a pleasant move-in. They are very strict when it comes to everything YOU as the renter need to do before they'll give you keys. I've always rented from owners instead of management companies so it was a challenge to drive for 25 hours straight through then be told I couldn't get keys into electric and power were setup... so I spent an hour on the phone at the leasing office to setup everything; after an exhausting trip they were less than understanding about that part... Currently they're working to make sure the home is up to snuff and move in ready as advertised; they're doing a great job for the issues that exist. Hopeful that all will get remedied soon before all the rest of my home shows up in containers. The home is nice, as advertised, but was dusty and the counters have some weird slime on them and the faucets spray water everywhere and the front door doesn't close all the way... the garage is so dirty and I'll have to start weeding the lawn ASAP as it's just been let run for a while. Overall RL has been good for the 3 days I've rented from them.
RL property management has handled my rent account for about a year now. I had my first major incident since living in my house. The water heater was leaking causing flooding into the drain and on the basement floor. I called RL property management and they immediately sent out a plumber to look at the problem. The plumber said that the water heater was now bad and I thought, oh no! How much is this gonna cost me. RL property management had the plumber take out the old water heater and install a new one and never charged me a dime. Thanks RL property management.

We had a beeping noise in our home and it took them a week to have someone come and resolve the issue . I was in direct communication with Alex and it seemed as though they did not take my concern seriously at all. Additionally they were inconsistent with getting the grass cut. And there were multiple times people came to do work in or outside of our home and we were given no notice.
